If you're shopping for a manufactured home in Corpus Christi, a bank repo or used home can look like the fastest way to get more house for less money. Sometimes it is. But a used home comes with homework that a brand-new one doesn't: the title, the condition, the move and the setup all need checking. Here's what to look at before you buy, whether you're settling in Corpus Christi or nearby in Portland, Robstown, Taft, Kingsville or Rockport.
At Mobile Homes Corpus Christi, the lot carries both. Right now the most-viewed home on the site is a 2017 TRU Holyfield bank repo, listed at $115K: 3 bedrooms, 2 baths, 1,680 sq ft in a 28'x60' floor plan. The listing shows an estimated payment of about $869/month. Your actual terms depend on your credit and the loan.
New homes marked as Hot Deals are the other route. Two have posted prices:
The Waco, a 3 bed / 2 bath, 1,478 sq ft Hot Deal, is also on the site. Ask the office for its current price.
How do you choose? A repo like the Holyfield gets you a 1,680 sq ft home for less than either new Hot Deal. A new home has never been lived in or moved, and you choose it fresh from the factory. Compare the price per square foot, the age, and what each one needs before you can move in.
In Texas, a manufactured home's title is the Statement of Ownership, issued by the Texas Department of Housing and Community Affairs (TDHCA). According to TDHCA's Statement of Ownership FAQ, it confirms ownership and any liens recorded with the department. You can look up a home's record online using its HUD label or serial number.
A few points from TDHCA that matter to used-home buyers:
File within 60 days. You must apply to TDHCA for a Statement of Ownership within 60 days of any sale or relocation of the home. Ownership doesn't legally pass to you until a completed application is filed.
Licensed retailers help with paperwork. When you buy from a licensed retailer, the retailer may help with the forms and must provide the required information, documents and fees to TDHCA.
Habitability warranty. TDHCA says a seller of a used home must give a written warranty that the home is and will remain habitable until the 60th day after the later of installation or the purchase agreement. It also says a licensed retailer may not sell a non-habitable home to a consumer unless it's sold for business or non-residential use.
On a repo, ask to see the record before you sign, and make sure the lender's lien is properly cleared.
A used home has had a life before you. Walk it slowly and look for:
Water damage. Check for soft spots in the floors and stains on the ceilings, especially around windows, doors and the water heater.
Doors and windows. Doors that stick and windows that won't close can mean the home has settled or isn't level.
Systems. Look at the roof, the A/C and the plumbing.
Labels and papers. Find the HUD label and data plate, and check the paperwork for anything listed as missing or replaced.
If something needs fixing, get it in writing before you close.
Most used homes have to be moved. TDHCA says the person or company that moves a manufactured home must get a permit from the Texas Department of Motor Vehicles, and the department needs a copy of that permit. If a permit isn't available, you may have to provide a tax certificate from the county where the home was installed, and any taxes due have to be paid.
The home then has to be set up. Per TDHCA, only a licensed installer may install, relevel, or modify any part of the home's foundation. TDHCA also notes that a buyer who acquires a used home to be installed is responsible for properly preparing the site. Read our site preparation page before you choose a lot.
This step matters on the Coastal Bend. HUD's construction standards (24 CFR 3280.305) put Nueces, San Patricio, Aransas and Kleberg counties in Wind Zone II, which has a design wind speed of 100 mph. That covers Corpus Christi, Robstown, Portland, Taft, Rockport and Kingsville.
Check the data plate on any used home to see which wind zone it was built for. A home built only for Wind Zone I may not be allowed on a site in these counties. Ask our team to confirm a home's rating before you commit, especially if you're buying a repo or a home that's already sitting somewhere else.
